With low inventory of homes, the prices tend to go higher.  It can be very frustrating for Buyers who are putting in offer, after offer, trying to get one accepted.  There are several things you can do to strengthen  your position: 

 

1) Make A Decision Quickly! 

If you know the home you just toured is meant for you, make an offer immediately.  If you wait until the next day, it could be gone. 

 

2) Stick To Your Budget

You do not want to be "House Poor" - buying more house than you truly can afford will add unnecessary stress to your life and finances.  Make sure you are pre-approved for a loan and work to get all the information your lender is requesting, to them, as soon as possible. 

 

3) Have a Strong Offer

Do not ask for a lot of extra items. Offer to pay the title insurance.  While this is usually paid for by the Sellers, many times offering to pay for it, can swing your offer in your favor! 

 

We also work closely with an excellent lender that can close on your home in just 2 weeks, if you decide to make a cash offer!  Closing quickly cane make a huge difference and many times puts you ahead of other offers.

SELLERS

It is a Seller's Market right now and here are some things to consider when getting ready to sell your home:

 

1) Be Prepared For Multiple Offers

In a seller's market there are a multitude of Buyers trying to find a home.  But, not all offers are created equal and you need to approach them with caution. Sometimes what seems like the best offer, may not work out in the end, because they may not be able to secure financing or run into an unforeseen issue. Having an experienced Realtor to help you understand the offers you have received is key.

 

2) Consider The Time Of Year

One of the best times to sell you home is March thru July.  Children are getting out of school and parents want to move during the summer so their children can make new friends with others in the neighborhood before school starts.  The second busiest time is over the Thanksgiving and Christmas breaks before school starts in the new year. 

 

3) Consider the Market Conditions

In the current market, our Sellers are receiving offers for the list price or higher. The Buyers are out there and the inventory is limited. This puts you in the perfect position to sell - but this won't last forever. If you are considering selling, you should do it now. If you wait too long to put your home on the market you may find yourself competing with new builds or changing market conditions.
