With low inventory the price of homes tends to go higher.  It can become very frustrating for Buyers putting in offer after offer trying to get one accepted.  There are several things you can do to strengthen  your position.  Make a decision quickly!  If you know the home you toured is meant for you, make an offer.  If you wait until the next day, it could be gone.  Stick to your budget and do not go over.  You do not want to be "House Poor".  Make sure you are pre-approved for a loan.  Get all the information your lender is requesting as soon as possible.  Do not ask for a lot of extra items. Offer to pay the title insurance.  This is usually paid for by the Sellers but it may swing your offer in their favor!  We also have a lender that can close in 2 weeks just as if it was a cash offer!  This makes a big difference and puts you in the running!  Don't try to do this on your own!  Call us at Sharcom Realty!  We are experienced in winning offers!




The best time to sell you home is March thru July.  The children are getting out of school and parents want to move during the summer so their children can make friends with others in the neighborhood before school starts.  Our second busiest time is over the Thanksgiving and Christmas breaks before school starts in the new year.  Be prepared to get multiple offers!  In this market there are lots of Buyers trying to find a home.  Be careful.  Some of the best offers may not  work out such as not being able to get financing or for some other reason.  Have an experience Realtor help you understand the offers you have received.    If you wait too long to put your home on the market you may find yourself competing with new builds.  Our Sellers are getting offers for list price or higher.  This won't keep up so if you are considering selling - Do it NOW!  Call us at Sharcom Realty as we normally get you 18% more for your home!
